Granada Hills is rapidly growing into the valley's "IT" city and with large lots, safe neighborhoods, great school systems why shouldn't it be?! 

Today we have 74 active single family homes on market. In the month of September 39 homes were sold with a median list price of $1,072,500 putting the area's median price per SQFT at $529 while the median sold price as $960,000 after an average of 19 days on market. 

So this means Granada Hills has an absorption rate of 53% which indicates it is a lively and healthy market. Also if you noticed the average sold price is slightly lower than the list price which means that while Seller's still have the upper hand of low inventory and demand of being in the city buyers also seem to have some leverage in negotiating pricing. 

Basically in Granada Hills, CA it's a win/win, seller or buyer!!
